The Legal Basis

Germany has no "golden visa" — and that is worth understanding before you apply.

Unlike Portugal, Greece or Malta, Germany runs no investor-visa scheme. There is no fixed sum that buys a residence card. What exists instead is a discretionary permit for people who can support themselves without working here — and the strength of your file, not the size of your bank balance alone, decides the outcome.

Documented pension, investment income or savings sufficient for the intended stay, without recourse to German public funds. No statutory minimum exists — the authority weighs the whole picture.

Health insurance

German statutory cover, or a private policy recognised as equivalent, valid for the full duration of the stay.

Accommodation

Evidence of suitable housing in Germany — owned or rented — appropriate to your household.

IV.

Family

Spouses and dependent children may generally accompany you under the separate family-reunification provisions.

Worth knowing

Buying property in Germany does not, by itself, create a right to reside — and no legitimate route grants a residence permit purely in exchange for capital. Agencies that suggest otherwise are not describing German law. This permit is granted to people building a genuine, self-sufficient life here — property and means are part of the evidence, not a purchase price.

Is there a minimum amount of money required?

German law sets no fixed threshold. The Ausländerbehörde weighs whether your means are sufficient and secure for the intended stay — pension statements, investment portfolios and bank records are typically assessed together, not against a published minimum.

Is approval guaranteed?

No — and any adviser who promises otherwise should be treated with caution. § 7 AufenthG is a discretionary decision by the German authority. Our role is to build the strongest possible case, not to promise an outcome no lawyer can control.

Can I buy property instead of applying for a permit?

No. Property ownership alone does not create a right of residence in Germany — there is no investor or "golden visa" scheme here. A property purchase can support your application as evidence of ties and accommodation, but it is not a substitute for it.
